Landmark Apartment Sale of the last decade – The sale in 2017 was a landmark sale for Drummoyne, the Canada Bay Area. A relatively less known waterfront block on the east side, i.e. Birkenhead Quays had a lovely one bedroom unit on the 9thfloor where a rare milestone sale was achieved off market and with only a couple of open inspections (1hr) in one afternoon. It was a career defining moment for Juliet as the first million record of the block of units just came few years earlier sold by Juliet as well. That record held for many more years till Juliet once again broke a new record in the same block recorded in 2019 with the sale of 502/5 Cary Street hitting the first 2million sale at $2,200,000. Juliet has the most number of sales for any one agent in the Birkenhead Precinct ( having sold a combined 45 units in 1 & 2 Roseby St and 1-5 Cary Street Drummoyne just in the last decade).

We had an opportunity to sell this home twice in a few years. The last vendors rang to ask what we sold for as she knew nothing has been done much since we sold it for them and it became a rental property. The shock in her face was unforgettable and priceless. The townhouse is part of a boutique block of 3, had water views but it was a 2 bedroom that essentially had original kitchen and bathroom and a toilet and needed a lot of work. It required a lot of imagination for someone to see it as an ideal home. Both times, we ran an auction campaign to sell the townhouse. First time it sold at auction for $1.180m but the 2nd time around with the stunning presentation and timing, it was snapped up in weeks for $1.3m prior to auction. Another job done, another happy vendor and also a very happy purchaser.

Passion Rewarded  – It was a Saturday when Juliet received an invitation to present a campaign for this home. The vendor’s Aunt had passed away months earlier and the executor found one of Juliet’s letters to her Aunt in her belongings. After presenting the sale process options and the implications, Juliet was appointed selling agent and took up the challenge as this home was special to her, having met the original owner 5 years ago and was quite touched that she kept Juliet’s letters. Shortly after the signboard went up, there were a number of enquiries, the majority viewed it as a knock down as it seemed too problematic to restore. Just before the day of auction, the vendor withdrew it from the market.

Juliet continued to work on the sale and secured a great result for the vendor shortly after. Juliet was touched by the parting comment from the vendor at settlement. They said; “Juliet, thanks for putting us first. You worked so hard to get us the extra dollars. We’re sure our Aunt is looking down on us and very happy and so are we.” Priceless words after long hours of negotiation to get to the finish line.
